The current Strata Title Scheme systems are outlined to streamline the way in which Strata Titles are managed. Owners Corporations and Executive Committees are advised to appoint a licensed Strata Manager to help carry out particular or even all of the functions and requirements related to Strata Title Management.

How is a Strata Management Agency appointed?
During the general meeting of the owners corporation, a Strata Title Management agency can be chosen, and at the same time the specific Strata duties are delegated. A detailed Strata Title Manager agreement will also be executed by two members of the Executive Committee and the Strata Manager. The Strata Title Management agency will then need to return a copy of this agreement to the owners corporation withing 48 hours of the execution.

Some functions cannot be delegated to the Strata Title Management agent by the Owners Corporaton:

  • re-delegate responsibilities to other persons or agencies
  • make any decision on a matters that are specifically required to be decided on by the Owners Corporation 
  • determine the amount of the levies

In the case of the Executive Committee, they can choose to perform all or certain Strata duties, or to delegate all or certain Strata Management services to the Strata Title Management Agent.
Below are some examples of the Strata duties that the Owners Corporation can delegate to the Strata Title Schemes Management:

  • maintaining all accounting records
  • maintaining the Strata trust account
  • collecting and depositing the levy contributions
  • issuening the levy notices
  • organising repairs and maintenance of the common property areas
  • arrange audit and valuations
  • employ cleaners, gardeners and tradespeople
  • organise and attend the Owner Corporation meetings, including preparation of notices of the meetings, take meeting minutes, prepare and despatch minutes of meetings
  • advise and attend at harmony problems
  • renew Strata related insurances
  • administration and correspondence of owners corporation
  • advise on issues involving SSMA
